This is a front view of the villa. The villa is set within a lush Provencal garden with mature trees, flowering shrubs, and a beautiful, old olive tree. The garden is completely enclosed and only accessible by remote-controlled gates. There is on-site spacious, secure parking for 4 cars. The entrance gate has a remote control and a video phone.

The front garden has lots of lavender and rosemary plants leading up to the front door. A jeu-de-boules (petanque) court is in the front garden as well.

The south-facing flat back-garden of the house is completely secluded. The swimming pool (12.5 x 5.5 meters - 41 x 18 ft) is in the back garden surrounded by a south-facing terrace with absolute privacy. The unheated pool has a French government-approved mechanical pool cover.

This villa is equipped with lots of toys and games. There is a table tennis table, there are pool toys, and to relax there is a lounge area. The terrace has 4 brand new deckchairs and a seating area for 12.

On the ground floor there are two covered terraces both leading into the garden.

The first one is directly outside the kitchen where there is a Weber gas BBQ and a dining table for 8. Big sliding doors from the living room lead onto the second covered terrace with an outdoor lounge set to relax when you would like to take a break from the sunshine.

The ground floor has an open plan layout.

The main entrance with the entrance hall leads to a very spacious and light living room with air conditioning, wooden floors, sofas, and a fireplace.

Left from the fireplace is a door leading into the inviting separate TV room (20 m² / 215 ft².) with air conditioning, a 75" (190 cm) tv screen, satellite, DVD player and a wide selection of DVDs (we are talking vintage here). Right from the fireplace is a door leading to an office. There is high-speed internet.

The dining room, with air conditioning, is located between the kitchen and the living room. It has a big dining table where you can enjoy a delicious meal for 8.

The modern kitchen with granite countertops is equipped with an American sized fridge/freezer and Miele appliances: induction cooking hob, oven, combi microwave/oven, and a dishwasher. There is a Nespresso coffee machine, a blender, and a toaster.

Adjacent to the kitchen is the pantry with a washing machine, dryer, and an extra smaller fridge. A big larder is adjacent as well.

The ground floor has a separate toilet/powder room.

First floor:

Hallway with separate toilet/powder room and a family bathroom (double sink and walk-in shower).

Very spacious primary bedroom (40 m² / 430 ft²) with air conditioning, wooden floors, a European King-size bed

(180 x 210 cm/71" x 83") with a primary bathroom with a walk-in shower, toilet, and double sink.

The second bedroom has a European King-size bed (180 x 210 cm/71" x 83")), air conditioning, and is connected to the first-floor terrace.

The third bedroom has a European size 160 cm wide bed (160 x 200 cm/63" x 79"), air-conditioning, and has doors to the first-floor terrace.

The fourth bedroom has two European size single beds (each 90 x 200 cm/35" x 79") and air-conditioning.

Lower Level / Sous-sol:

On the ground floor, there is a flight of steps as an entrance to the lower level. A second entrance to the lower level is via the garage doors at the end of the driveway.

In the garage, there is a small area laid out as a gym that has a Concept 2 rowing machine.

The lower level also contains a second living room (40 m² / 430 ft²) with grey sofas (new photo will follow) a TV, a small fridge, and a microwave. There is air-conditioning in this second living room.

There is a separate main guest room with air-conditioning and a European King-size bed (180 x 210 cm/71" x 83"). There is a small terrace outside the main guest room with an entrance to the garden.

The bathroom in the lower level has a bath, a separate shower, and a double sink. There is a separate toilet/powder room.
